Grandview is a Jackson County city of about 26,500 people on the south side of the Kansas City metro, roughly 17 miles from KC's core. The town's housing peaked in the late 60s and 70s, and the median build year lands at 1973. About 59% of its dwellings are single-family, and 18% sit in big apartment properties.
More electric heat than you might expect
Survey data put 60% of Grandview's 11,600 households on utility gas, 36% on electricity, and about 3% on propane. That electric share is far above the regional norm, so a meaningful number of homes have no gas line feeding the HVAC at all.
Options for the gas side
Early-70s homes here put the furnace downstairs or in a hallway closet. Trading an aging unit for a 95%-class gas furnace means planning new PVC intake and exhaust routes, since the old metal flue won't work for a condensing appliance. An existing cooling coil perched above may not line up with the new cabinet's width, so measure before deciding to keep it.
Options for the electric side
Older electric homes in Grandview often have an electric furnace, essentially a blower with resistance heating elements. Trading it for a heat pump plus air handler leaves strips available for emergencies while the compressor handles routine heating.
Signals to replace instead of repair
- Heat exchanger corrosion flagged during a service visit
- Frequent pilot or igniter failures on a 25-year-old furnace
- Electric bills climbing every January on a resistance system
