North Fort Myers stretches across nearly 50 square miles on the north bank of the Caloosahatchee River, directly northeast of Cape Coral, about 11 miles from our hub. Manufactured homes need a different AC approach
Air conditioning for a manufactured home is not the same as for a block house:

- Split systems for manufactured housing use downflow air handlers rated for that application.
- Belly ducts under the home can come loose or tear, leaking cool air into the crawlspace. Inspecting them is part of any replacement.
- Community rules. Parks and 55+ communities may have requirements for equipment placement and contractor access.
Site-built homes
Block and frame houses get the conventional pairing: outdoor unit plus a matched indoor cabinet. With 95% of local homes on electric heat, a reversing unit beats cool-only-plus-strips when a January front comes through.
When replacement makes sense
Start planning once equipment turns fifteen, if the label still says R-22, if leaks keep recurring, or if indoor humidity climbs every wet season. After a storm, check for flood or debris damage before running the unit.
