If you're looking at a ductless mini split for a garage, a bonus room, a lanai conversion, or a whole house, the first question is usually the same: what's this going to cost? The honest answer is that it depends on a handful of things you can mostly figure out before anyone comes out. This guide walks through what drives mini split pricing in Cape Coral, Fort Myers, Naples, and the rest of Southwest Florida, along with typical ballpark ranges.

One note up front: the ranges below are rough ballparks to help you plan. They are not quotes. Your actual price depends on your home, the equipment you choose, and what the install involves.

The biggest factor: how many zones

A "zone" is one indoor unit (the head on the wall, ceiling cassette, or ducted unit) connected to an outdoor unit. The number of zones does more to set the price than anything else.

  • Single-zone: one outdoor unit, one indoor head. This is the common setup for a garage, an addition, a Florida room, or one problem bedroom.
  • Multi-zone: one outdoor unit serving two to five indoor heads. Good for several rooms, but each head adds equipment, line set, and labor.
  • Several single-zones: sometimes two separate single-zone systems are a better choice than one multi-zone, especially when the rooms are far apart.

Typical ballpark ranges

For a professionally installed system in Southwest Florida, homeowners commonly see numbers in these neighborhoods:

  • Single-zone, 9,000 to 18,000 BTU: often somewhere around $3,000 to $6,500 installed.
  • Two-zone: often around $6,000 to $11,000.
  • Three to four zones: often $10,000 to $18,000, sometimes more.

Premium brands, high-efficiency models, ceiling cassettes, and difficult installs push toward the top of those ranges or past them. Simple installs with standard wall heads land lower.

What else affects the price

Size (BTU)

Bigger units cost more, but the difference between a 9,000 and a 12,000 BTU unit is usually smaller than people expect. Getting the size right matters more than saving a little on a smaller unit. If you're sizing one room, our guide on whether a 12,000 BTU mini split is enough walks through it.

Brand and efficiency

Brands like Mitsubishi and Daikin generally cost more than value brands, and high-SEER2 models cost more than standard ones. In a Florida home where a mini split may run most of the year, higher efficiency can pay back over time, but it's not automatic. Our Mitsubishi vs. Daikin comparison covers two of the most common choices here.

Line set length and routing

Most systems include a short line set. If the indoor head is on the far side of the house from where the outdoor unit can go, the extra copper, insulation, and labor add up. Running lines through an attic, around a lanai, or up a second story takes more time. Covering them with a line set cover adds a bit but is worth it in coastal Florida.

Concrete block walls

A lot of Southwest Florida homes are concrete block construction. Drilling a clean hole through block for the line set takes the right bit and more time than drilling through wood framing. It's routine work, but it's part of why local install pricing can differ from national averages.

Electrical

The outdoor unit needs its own circuit and a disconnect. If your panel has space and the run is short, that part is straightforward. If the panel is full, the run is long, or the panel needs upgrades, cost goes up.

Condensate drainage

If the indoor head is on an outside wall, the drain usually runs out with the line set. If it's on an inside wall, it may need a condensate pump, which adds equipment and one more part that can fail later.

Mounting the outdoor unit

Outdoor units go on a pad, a ground stand, or a wall bracket. In flood-prone areas or tight side yards, a stand or bracket may make more sense. Florida's building code also expects outdoor equipment to be properly secured for wind.

Permits

Mini split installs generally need a mechanical permit in Lee and Collier counties and their cities. A licensed contractor will pull it, and the cost is usually built into the quote.

Mini split vs. extending central air

For a single room or addition, people often ask whether it's cheaper to run a duct off the existing central system. Sometimes it is, but often the existing system is already sized for the original house and won't keep up. Adding a room's worth of load to an AC that's already working hard in August can leave the whole house warmer. A mini split keeps the new space separate. Our mini split vs. central AC cost comparison goes deeper on whole-house numbers.

What about DIY mini splits?

There are "DIY" mini splits sold with pre-charged line sets. They can cost less up front, but there are tradeoffs: warranty terms may differ, local permit rules still apply, and the electrical work still needs to be done correctly. For most homeowners, a professionally installed system with a proper warranty is the safer choice.

How to get an accurate price

You can get close to a real number without much effort. Have this ready:

  • The rooms you want to cool and their rough square footage
  • Ceiling height and whether the room gets strong afternoon sun
  • Where the outdoor unit could go
  • Photos of the wall where the head would mount and of your electrical panel

Photos go a long way. Our guide on getting a quote with photos shows what's helpful. Or call or text (239) 946-6132 and talk it through.

FAQ

Is a mini split cheaper to run than a window unit?
Usually, yes. Inverter mini splits are typically much more efficient than window units and do a better job with humidity.

How long does a mini split install take?
A straightforward single-zone install is often done in a day. Multi-zone systems can take a day or two.

Do mini splits work in Florida's humidity?
Yes, when they're sized correctly. An oversized unit can cool quickly without removing enough moisture, so proper sizing matters.

Are there rebates?
Programs change, so check with your electric utility, such as FPL or LCEC, and ask your installer what currently applies.
