Lehigh Acres covers nearly 93 square miles of eastern Lee County and is home to roughly 132,000 people, about 22 miles from Cape Coral. Housing here skews young: the median home was built in 2003, and 82% of dwellings are single-family houses on the community's grid of lots.
New houses, aging AC
A home built during the mid-2000s building boom is now roughly twenty years old, and so is its original condenser if it hasn't been replaced. Builder-grade units from that era are reaching the end of their life all at once across Lehigh.
What to install
With 95% of homes heating by electricity, the choice is usually between a cooling-only system with heat strips and a heat pump. Most Lehigh houses are single-story concrete block on a slab, with ducts running through a hot attic. Sealing those ducts during the swap, and choosing a multi-speed blower cabinet, often helps more than extra tonnage.
Check the replacement against the original
Many builder installs were sized by rule of thumb. A proper load calculation may show a different tonnage, especially if windows or insulation have been upgraded since.
