Captiva is a barrier island at the northern tip of Sanibel, about 15 miles west of Cape Coral in Lee County. Year-round residents are few; the Census Bureau estimates roughly 100 people in some 30 occupied homes, so treat every percentage here as approximate. Most dwellings are vacation property, and the housing is split: around a third detached houses and nearly 40% condo-style units in larger buildings. Median construction year: 1985.
Gulf air is hard on condensers
Salt spray corrodes aluminum fins and copper tubing faster than anywhere inland. Signs your outdoor unit is losing that fight:
- Flaking or crumbling coil fins
- Rust bleeding through the base pan or cabinet screws
- Refrigerant leaks traced to the coil itself
When ordering a replacement, ask for coastal-grade coil coatings and stainless or coated fasteners. Rinsing the coil with fresh water every few months extends its life.
Elevated homes, stands, and storms
Many island houses sit on pilings, with condensers on raised platforms above flood level. Replacement work may involve new stands, hurricane tie-downs, and longer refrigerant lines. Condo owners need association approval before anything changes on a roof or shared deck.
Empty-house humidity
Seasonal homes left closed in summer can grow mold if the AC is oversized or shut off. A right-sized system with a variable-speed air handler holds humidity down even while you're away.
