Ave Maria is a master-planned town in eastern Collier County built around Ave Maria University, about 25 miles inland from Naples. It is brand new by Florida standards: half its homes were built in 2015 or later. Around 8,300 people live here, and 82% of homes are single-family.
New construction, first replacement
Because nearly everything here is recent, most owners are still on the builder's original system. Those units are generally fine for now, but the first replacements will start coming due over the next several years, and planning ahead beats an emergency in August.
What's in these homes
Practically all of them — 95% — are electric-heated, typically via a heat pump or a cooling unit with backup coils. Because these were built to recent energy codes, an eventual upgrade is less about catching up and more about variable-speed comfort and quieter operation.
HOA rules
In a planned community, the HOA or architectural committee may restrict where outdoor units sit, how they're screened, and when contractors may work. Ask for those rules in writing.

Inland storms and lightning
Twenty-five miles from the beach, Ave Maria escapes most salt spray, but summer thunderstorms roll across the open Collier interior almost daily. A surge protector at the outdoor disconnect is cheap insurance for a modern inverter-driven compressor.
