HVAC Cost Stats: Minneapolis, MN (2026)

Minneapolis HVAC numbers at a glance

Minneapolis is a heating-first market. The airport weather station logs a 1991–2020 normal of 7,399 heating degree days a year against just 830 cooling degree days, so the furnace does most of the work.

What we measured Figure
Median pay, HVAC mechanics (Minneapolis–St. Paul–Bloomington MSA, May 2025) $37.25/hr · $77,490/yr
Minnesota residential power, Aug 2026 (state-level) 17.20¢/kWh
Minnesota residential gas, 2025 avg (state-level) $10.98 per Mcf
Median year homes were built, Minneapolis city 1951

Why it matters here

Half of the city's homes were built before 1951. Technician pay is the highest of the nine metros we track, so labor is a bigger share of an installed quote.

Housing stock and heating fuel in Minneapolis

The Minneapolis city limits held 428,572 residents and 194,480 occupied homes in the Census Bureau's ACS 2024 1-year American Community Survey. Utility gas heats 71% of occupied homes and electricity 26%, so most replacements here are gas furnaces paired with a central air conditioner, with heat pumps as the main alternative. Bottled gas or propane heats 1%.

40% of housing units are single-family detached houses and 46% of occupied homes are owner-occupied. Detached, owner-occupied houses are where most whole-system replacements happen, because the owner chooses the equipment and each house has its own system. Apartments and condos more often use packaged units, wall units or building-managed systems.

These are city-limits figures, not metro-wide, and every survey estimate has a margin of error that you can see on the Census Reporter profile linked above. For city-by-city guides across the state, see the Minnesota HVAC cost guides hub.
